Renovation of Säteriet, Råda - From million programme to an attractive residential area

The homes that were built in the 60’s - and 70's are now so dilapidated and worn that they need thorough renovations. These renovations are expensive to implement for the landlords, which means that the funding for these renovations can create problems. Currently there are no government subsidies for these renovations. This report will examine how Förbo performed the renovation of Säteriet. The report is based in large part out of interviews with six people who have been involved in the project. It has been done literature studies where other renovations have been studied to compare the renovation of Säteriet and to create a picture of the problems that may occur with this kind of renovation. Säteriet is a residential complex with 732 apartments located in Mölnlycke and owned by the communal property owner Förbo. Currently half of the houses in the area have been renovated. The area consists of three floor apartment houses. Förbo had a highly developed vision for the project. QPG architects are the ones who have projected the entire renovation. Both Förbo and QPG wanted to work in a way where they are in close contact with the tenants during the renovation. The renovation was expected by the tenants, the report also showcases how not yet renovated parts of the area look. Förbo kept a good contact with the tenants during the entire renovation process. They agreed to designate a reference group that would help give Förbo the tenants views on the renovation and to get their knowledge about living in the area. In Förbo’s office in Säteriet there has been a possibility for the tenants to ask questions to both QPG and Förbo. Förbo also sent out information brochures about the renovation to all tenants in the area. What they did with the houses was to add insulation , replace vents , the doors and windows have been changed in the apartments , renovated all the balconies, set up solar collectors on certain roofs and the ceilings have been renovated. These measures have reduced the houses energy consumption. Ground work has been done around the house and new lighting has been installed in the area. The rent increases that came after the renovation was 200 kr for the renovation of the outdoor environments, 100 kr for the new vents and 100 kr for energy improvements. Finally came a rent increase of 88 kr for those living in the external galleries where security doors had been installed. No tenants have decided to move because of the rent increase. We think they have done well with the renovation. Creating a clear vision and to work in stages is good for a renovation that is as large as this. But we see a problem in that property owners are not able to get any subsidies for renovations of this size.
